Registration of Correspondence address in Japan

1. Overview

From April 1st in 2024, the Ministry of Justice has reformed its order on Real Property Registration.
In this reform, a non-residing property owner is entitled to register her/his correspondence address in Japan in the Property Registration.
This is known as the “Correspondence Address Registration (CAR)”.

Q1. What is the main purpose of CAR?

This is for the Japanese Government to grasp non-residing property owners’ information and to keep path to contact them.

Q2. What is the difference between the new system and the former one?

Even in the former system, the addresses and names of the non-residing property owners have been disclosed in the Property Registries.
In the law reform, the owners are allowed to additionally register the Correspondence Address in Japan when the owners can get approvals from entities (companies or individuals) to be a contact person in Japan.
